Tiivistelmä
Kohdeorganisaatiolle toimeksiantona suoritetussa opinnäytetyössä analysoitiin tietomallintamisen nykytilaa sekä tulevaisuuden tavoitteita, joiden perusteella määritettiin vaihtoehtoinen tiekartta tulevaisuuden tavoitteiden saavuttamiseksi. Opinnäytetyö liittyi yrityksessä käynnissä olleeseen kehityshankkeeseen, joka oli valittu keväällä 2019 yrityksen yhdeksi kärkihankkeeksi.
Kirjallisuustutkimus keskittyy tietomallintamisen taustojen kartoittamiseen, tietomallien hyödyntämismahdollisuuksien selvittämiseen rakennushankkeen eri vaiheissa sekä tunnistettujen tietomallipohjaisen toimintavan yleistymisen esteinä olevien ongelmien esiintuomiseen Lisäksi selvitettiin lyhyesti toimintaympäristön muutosta ja tulevaisuuden näkymiä.
Osana opinnäytetyötä selvitettiin tietomallintamisen nykytila kohdeorganisaatiossa analysoimalla organisaation suorittaman lähtötilannekyselyn tulokset. Lähtötila-analyysi toimii pohjatietona organisaation tietomallintamisen nykytilan ymmärtämiselle ja konkretisoi oleellista taustatietoa tarvittavan päätöksenteon tueksi. Nykytila-analyysin johtopäätöksiä vahvistaa suoritetun asiantuntijahaastattelun näkemykset.
Kehittämistehtävän lopputuloksena esitetään kohdeorganisaatiolle tiekartta tietomallipohjaisen toimintatavan käyttöönottamiselle ja kehittämiselle. Yrityksen johdolla on mahdollisuus hyödyntää opinnäytetyön tuloksia päätöksenteon taustatietona, kun organisaatio määrittää tietomallipohjaisen toimintatavan tavoitetilaa sekä jalkauttamista. Päätöksentekoprosessin olennaisena osana on tunnistaa sekä määrittää, mitä tietomallipohjaisella toimintatavalla halutaan ratkaista sekä mihin ongelmaan, haasteeseen tai mahdollisuuteen organisaatio tietomallipohjaista toimintatapaa hyödyntää.
Organisaation henkilöstön asenteet tietomallintamista kohtaan ovat nykytila-analyysin tulosten valossa positiiviset. Laadukkaasti, osallistavalla ja läpinäkyvällä tavalla johdettu muutos kohti tietomallipohjaista toimintatapaa on toteutettavissa, sillä muutosvastarinta on odotusarvoisesti matalaa. Organisaatiolla on valmiudet omaksua uusi toimintatapa ja käytännöt, mikä luo edellytykset toiminnan kehittämiselle kohdeorganisaatiossa. The present Master’s thesis was commissioned by the target organization and includes an analysis of both the current state of Building Information Modeling (BIM) in the organization and its future goals, which were used to determine an alternative road map to achieve the objectives for the future. The thesis is related to an ongoing development project in the organization, the development project in question was selected as one of the organization’s top projects in the spring of 2019.
The literature review focuses on the background of BIM, the potential of using BIM at different stages of a construction project and on the identified barriers in the process. In addition, a brief review of the known changes in the operating environment and future prospects is included in the study.
In the first part of the thesis, the current state of BIM in the target organization was investigated by analyzing the results of the performed initial state analysis. The results serve as a basis for understanding the current state of the organization’s expertise of BIM and concretize relevant background information to support future decision-making. The conclusions of the analysis are confirmed by the views of an expert interview conducted.
As a result of the study, an alternative road map for the implementation of a BIM based operating model is introduced. The management of the organization has an opportunity to use the results as a background information for decision-making for goals and the implementation of BIM based model of operation. An essential part of the decision-making process is to identify and define what the organization wants to solve with the BIM based model of operation and on which problems, challenges or opportunities the BIM based operation model is applied to.
In the light of the current state analysis, the staff’s attitudes towards BIM are positive. A change towards a BIM based model of operation is possible, if managed in a high-quality, inclusive and transparent way, as resistance to the change can be expected to be low. The organization has the ability to adopt the new models and practices, which create the prerequisites for the operational development in the target organization.
