Tiivistelmä
Suomessa on entistä enemmän kerrostaloja ja kaupungistumisen megatrendi jatkuu vahvana. Samaan aikaan palvelut ja tieto siirtyvät entistä enemmän digitaaliseen muotoon ja huoneistotietojärjestelmän (ASREK) seurauksena myös taloyhtiöiden paperiset osakekirjat poistuvat. Kun taloyhtiöt ovat ulkoistaneet palveluita ja kilpailuttavat palveluntuottajia ahkerasti, ovat taloyhtiön kunnossapitotiedot usein pirstaloituneena eri palveluntuottajille.
Tämän diplomityön tavoitteena oli selvittää, kuinka tärkeänä taloyhtiöpäättäjät pitävät kiinteistöjensä kunnossapitotietoja ja esitellä sellainen toimintamalli, jossa ne säilyvät taloyhtiöllä joka tilanteessa. Tavoitteena oli myös muodostaa löyhä vaatimusmäärittely sellaisesta sähköisestä huoltokirjasta, joka toteuttaa tämän toimintamallin ja vastaa taloyhtiön tarpeisiin.
Taloyhtiöpäättäjät pitivät kiinteistöjen kunnossapitotietojen säilymistä tärkeänä, kunhan varsinaiset kunnossapitotiedot saadaan sidosryhmiltä helposti ja kustannustehokkaasti. Diplomityössä esitellään toimintamalli, joka mahdollistaa kunnossapitotietojen säilyttämisen huoltoyhtiö- ja isännöitsijävaihdoksista huolimatta rajapinnan avulla siten, että se ei lisää huoltoyhtiön tai isännöitsijän työtaakkaa. Tämän toimintamallin ympärille luotiin myös löyhä vaatimusmäärittely sähköisestä huoltokirjasta KiinteistöVELIstä, jolla sen voi käytännössä toteuttaa. There is a continuously growing amount of apartment buildings in Finland. At the same time, services and information are being digitalized with an increasing pace. While the housing co-operatives have outsourced facilities maintenance and property management and are actively switching service providers, some of the facilities’ maintenance data might be lost in the process.
The objective of this master's thesis was to determine the importance of the facilities’ maintenance data by a questionnaire designed for the decision-makers of the housing co-operative. Another goal was to introduce an operational model in which that data could be preserved in all situations by the housing co-operative. Furthermore, a loose requirements specification was to be created of a software that would adapt this new operating model and respond to the requirements of the housing co-operative's decision-makers.
Results show that the decision-makers found it important to store the facilities’ maintenance data by the housing co-operative as long as the content can be received from the stakeholders relatively easily and cost-efficiently. An operational model that enables the storage of the facilities maintenance data is presented. The model utilizes an API so that it will not add to the workload of the property manager nor the facilities maintenance company. Adapting this model, a loose requirements specification was drafted that utilizes KiinteistöVELI for practical implementation of the model.
