Tiivistelmä
Opinnäytetyössä tutkittiin rakennuksen kuntoa ja arvioitiin tulevia remontteja. Kohteena toimi 1950-luvulla rakennettu ja myöhemmin laajennettu omakotitalo, joka nykyään toimii vapaa-ajan asuntona. Kuntoa arvioitaessa tutkittiin talon rakenteita ja niiden toimivuutta. Tulevien korjausten ja toimenpiteiden arviointi tehdään havaintojen ja teknisten käyttöikien pohjalta. Opinnäytetyön tavoitteena oli saada tilaajalle realistinen käsitys rakennuksen tämänhetkisestä kunnosta ja tulevista kunnossapito- ja korjaustarpeista.
Ennen kunnon arvioinnin tekemistä perehdyttiin kyseisten ikäkausien riskirakenteisiin, jotta niihin osattaisiin kiinnittää erityistä huomiota arviota tehdessä. Tutkimukset tehtiin aistinvaraisten havaintojen sekä pintakosteusmittausten avulla. Lähteinä käytettiin kuntoarvion ja märkätilojen RT-kortteja.
Opinnäytetyön esiteltiin lähivuosina ajankohtaiseksi tulevien suurten korjausten, kuten viemäri- ja kylpyhuoneremontin, työvaiheita ja laskettiin niiden kustannukset. Opinnäytetyön tuloksena saatiin totuudenmukainen käsitys rakennuksen nykyisestä kunnosta ja tulevista toimenpiteistä, mikä helpottaa kunnossapitoa tulevaisuudessa.
Arvion pohjalta on jo tehty toimenpiteitä rakennuksen kunnon ylläpitämiseksi. Opinnäytetyön avulla rakennuksen elinikää pystytään pidentämään kustannustehokkaasti. The condition of a building was examined in the thesis and the need for future renovations was assessed. The target was a detached house built in the 1950s and later expanded, which now serves as a holiday home. When assessing the condition, the structures of the house and their functionality were mostly examined. The assessment of future repairs and measures was conducted on the basis of studies and technical lifetimes. The aim of the thesis was to provide the client with a realistic idea of the current condition of the building and future maintenance and repair needs.
Prior to the assessment of the condition, the risk structures of the time were examined in order to pay special attention to them when making the assessment. The studies were performed using sensory observations and surface moisture measurements.
At the end of the thesis, major renovations in the coming years, such as sewer renovation and bathroom renovation, were discussed. With regard to the bathroom renovation, both the work steps and the possible costs were discussed in more detail. Result of the thesis was a truthful understanding of the current condition of the building and future measures, which will facilitate maintenance in the future.
Based on the assessment, measures have already been taken to maintain the condition of the building. With the help of the thesis, the lifespan of the building can be extended cost-effectively.
