Tiivistelmä
Opinnäytetyössä tutkittiin isännöitsijäntodistuksen uudistamisen mahdollisuuksia. Asunto-osakeyhtiölaki asettaa isännöitsijäntodistukselle minimitason. Opinnäytetyössä tutkittiin, onko lain velvoittamaan minitasoon tarpeen tehdä muutoksia ja riittääkö minimitaso antamaan osakkeenomistajalle tarvittavan tiedon taloyhtiön tilasta. Opinnäytetyössä selvitettiin myös tietosuoja-asetuksen asettamat rajoitukset taloyhtiön tiedon rikastamiseksi sekä otettiin huomioon huoneistotietojärjestelmän merkitys tulevaisuudessa. Tutkimuksen tavoitteena oli löytää uutta tietoa lisättäväksi isännöitsijäntodistukseen. Tutkimus toteutettiin lainsäädäntöön tutustumalla ja haastattelemalla kiinteistöalan asiantuntijoita. Tutkimuksessa todettiin, että asunto-osakeyhtiölaissa isännöitsijäntodistuksen määrittely on riittävä. Tutkimuksessa nousi esille tarve saada isännöitsijäntodistukseen lisää tietoa asunto-osakeyhtiöstä ja asuntokauppaan liittyvistä tiedoist The purpose of the thesis was to study the possibilities of renewing the property manager’s certificate. The minimum requirements of the property manager’s certificate are specified in the Limited Liability Housing Companies Act. The objective of the thesis was to study whether any changes to the minimum level specified in the act should be made and whether the minimum level provides shareholders with adequate information about the condition of housing companies. In addition, how the restrictions specified in the General Data Protection Regulation affect acquiring additional data on housing companies and the future significance of residential and commercial property information systems were studied in the thesis. The aim of the study was to find more share-based information to be included in the property manager’s certificate. The study applied the Doctrine of the Sources of Law and it consisted of interviews with experts in the real estate sector. The conclusion of the study is that the minimum level specified in the Limited Liability Housing Companies Act is adequate in legal terms. Furthermore, the study found that there is a need to include more information about the housing company and residential sales in the property manager’s certificate.
