Tiivistelmä
Opinnäytetyön aiheena on asuntolainaprosessi pankin työntekijän näkökulmasta kohdeyrityksessä. Työn tarkoituksena on kuvata koko prosessi asiakkaan lainahakemuksesta asuntokauppoihin sekä selvittää eri tavalla etenevät asuntolainaprosessit kahden itsenäisen OP Ryhmän pankin välillä. Lisäksi selvitetään kannattaisiko kohdeyrityksen keskittää vertailupankin tapaisesti rahoituksen taustatyöt.
Työn ensimmäisessä teoriaosuudessa käsitellään lyhyesti Suomen asunto- ja asuntolainamarkkinoita johdatuksena opinnäytetyön pääosaan. Teorian toisen osan aiheena on asuntolainaprosessi, jossa edetään prosessin kannalta kronologisessa järjestyksessä lainan myöntämisen kriteereistä asuntokauppoihin.
Työn tutkimusosuus toteutettiin kvalitatiivisena eli laadullisena tapaustutkimuksena. Tutkimus toteutettiin toimeksiantona Case Pankki X:lle, joka on pieni itsenäinen pankki OP Ryhmässä. Aineistonkeruumenetelminä käytettiin osallistuvaa havainnointia, dokumenttien tarkastelua ja teemahaastattelua. Työssä haastateltiin vertailupankin rahoitusneuvojia. Haastattelun avulla pyrittiin selvittämään isomman pankin toimintatavat asuntolainaprosessissa sekä rahoituksen taustatyön keskittämisen hyödyt työntekijän näkökulmasta.
Tutkimustulosten perusteella asuntolainaprosessi on työläs. Ongelmaksi kohdistui rahoitusneuvojien työmäärä ja ajanpuute ennen taustatöiden keskittämistä. Asuntolainaprosessi on suuren murroksen alla ja odotukset uutta järjestelmää kohtaan ovat suuret. Nykyisistä vioistaan huolimatta rahoitusneuvojat pitävät taustatöiden keskittämistä työtään helpottavana ja tämän vuoksi toimeksiantajayritystä suositellaan keskittämään rahoituksen taustatyöt. The subject of this thesis is the mortgage process from the perspective of a bank employee in the case company. The aim of the thesis is to describe the entire process from the customer's loan application to the home purchase. In addition, the thesis examines two different ways of proceeding with mortgage loans in OP Financial Group and whether it would be worthwhile for the case company to centralize the background work of financing.
The first part of the thesis is a short introduction to the Finnish housing and mortgage market. The second part of the theoretical section discusses the mortgage loan process, starting from the criteria for granting a loan to becoming a homeowner.
The empirical part of the thesis was carried out as a qualitative case study. The study was conducted for Case Bank X, a small independent bank in OP Financial Group. Data was collected through participatory observation, document reviews and a theme interview. The interview was carried out with financial advisers from a larger bank in OP Financial Group. The aim of the interview was to find out how a larger bank operates in the mortgage process and the benefits of centralizing the background work from the employee's point of view.
According to results, the mortgage loan process is laborious. The problem was the workload and the lack of time of financial advisers before centralizing background work. The mortgage loan process is undergoing major changes, and expectations for the new system are high. Despite the faults in the current process, employees felt that centralizing background work eased their work. Therefore, it is recommended that the case company centralizes the background work of a mortgage loan.
