Abstract
Traditional condition assessments of buildings are work-intensive and time-consuming. This has partly led to research and development of various building deterioration prediction methods and models. This master’s thesis first reviews the existing literature on these methods after which the findings are applied in the empirical part of the study on simulating a renovation program for a specified reference building. The most critical assumption related to the predicted renovation program, the predicted timing of renovations, is evaluated by comparing the observed intervals of renovations in apartment blocks located in Espoo, Finland, to the reference service lives of various building elements. The reference service lives of building elements was not found to significantly differ from the observed renovation intervals. The predicted renovation program is first utilized in several hedonic price models imitating the use of the sales comparison method. The predicted future renovation expenses are shown to be significantly and negatively correlated with the asking price of apartments in the collected dataset. Neither the predicted repair debt, nor the predicted renovation expenses between the first and fourth year in the future were found to be fully reflected in the asking price of the apartments. New variations of the methods on assessing the technical value of buildings are presented. The depreciated replacement costs estimated using the developed methods were found to be significantly and positively correlated with the asking price of the apartments in the collected dataset. The practical usability of the developed methods was evaluated by analysing the residuals of the observed asking prices of the apartments and the predicted values. The depreciated replacement costs estimated with the most accurate methods developed in this study differ by 12.6 % on average from the observed asking prices of the apartments in the collected dataset.

Rakennuksen korjaustarpeiden tunnistaminen perinteisillä kuntotarkastus ja -tutkimusmenetelmillä on työlästä ja aikaa vievää. Osin tämän takia rakennusten kunnon arviointiin ja kunnon kehityksen ennustamiseen on kehitetty lukuisia erilaisia menetelmiä ja malleja. Tässä diplomityössä tutkitaan ensin kirjallisuudessa aiemmin esitettyjä rakennusten kunnon arviointi- ja mallinnusmenetelmiä, minkä jälkeen menetelmiä sovelletaan tutkimuksen empiirisessä osassa rakennuksen korjausohjelman simuloinnissa. Korjausohjelman mallinnukseen liittyvistä olettamista keskeisin, korjausten ajoitus, validoidaan vertailemalla espoolaisissa asuinkerrostaloissa toteutuneiden korjausten ajankohtia rakennusosien teknisiin käyttöikiin. Rakennusosien teknisten käyttöikien ei pääsääntöisesti havaita poikkeavan merkittävästi espoolaisissa asuinkerrostaloissa toteutuneiden korjausten toimenpideväleistä. Mallinnettua korjausohjelmaa hyödynnetään ensin osana vertailukauppamenetelmää imitoivaa hedonista hintamallia. Mallinnettujen tulevien korjausten kustannusten, mallinnetun korjausvelan ja asuntojen pyyntihintojen välillä havaitaan tilastollisesti merkittävä negatiivinen korrelaatio. Hedonisten hintamallien mukaan asunnon korjausvelka tai seuraavalle neljälle vuodelle ennustettujen korjausten arvioidut kustannukset eivät heijastu täysimääräisinä asuntojen pyyntihintoihin. Tutkimuksessa esitetään uudenlaisia objektiivisia menetelmiä rakennuksen teknisen arvon määrittämiseksi. Tutkimuksessa kehitetyillä menetelmillä arvioitujen vähennettyjen jälleenhankintakustannusten osoitettiin korreloivan voimakkaasti kerättyyn aineistoon sisältyvien asuntojen pyyntihintojen kanssa. Menetelmien tarkkuutta tutkittiin lisäksi arvioitujen vähennettyjen jälleenhankintakustannusten ja havaittujen pyyntihintojen välisten erotusten tilastollisella tarkastelulla. Tarkimmilla menetelmillä muodostetut arviot vähennetyistä jälleenhankintakustannuksista poikkeavat kerätyn aineiston sisältämien asuntojen pyyntihinnoista keskimäärin 12.6 %.
