Abstract
Tämä diplomityö käsittelee tietomallinnetun hankkeen määrälaskentaprosessia urakoitsijan näkökulmasta. Tietomallien hyödyntäminen rakennusprosessissa on ollut viime vuosina voimakkaasti kasvava trendi rakennusalalla, sillä tietomallin on tutkimuksilla todistettu tehostavan prosesseja ja parantavan tiedonkulkua läpi hankkeen. Tietomallien tunnistetaan myös tukevan LEAN-ajatusta, jossa tavoitteena on tehostaa prosesseja. Määrälaskenta toistetaan hankkeen aikana useasti eri osapuolien toimesta. Tietomallipohjainen laskenta tehostaa prosessia huomattavasti ja parantaa laskennan jäljitettävyyttä, mikä vähentää laskentakertoja. Diplomityössä tutkitaan ja kehitetään diplomityön tilaajayrityksen hankkiman 5D-projektinhallintajärjestelmällä suoritettavaa määrälaskentaprosessia. Tavoitteena oli tunnistaa prosessin osa-alueet, joita kehittämällä voidaan lisätä tietomallipohjaisen määrälaskennan hyödyntämistä. Tutkimuksen kohteena tutkittiin kilpailu-urakointitilannetta, jossa voidaan olettaa tietomallin tuottajana ja tilaajana toimivan kohdeyrityksen ulkopuolinen osapuoli. Diplomityö rakentuu tietomallipohjaisen hankkeen ja määrälaskentaa käsittelevästä kirjallisuuskatsauksesta, tietomallipohjaisen määrälaskentaprosessin kehittämisestä ja testauksesta, sekä testauksessa saatujen tuloksien analysoinnista. Kehitetyn prosessin ja järjestelmän toimintaa kokeiltiin kahden rakennushankkeen arkkitehti- ja rakennemallin avulla. Kirjallisuuskatsauksen ja järjestelmän asettamien vaatimuksien perusteella kehitettiin määrälaskentaprosessi. Prosessi koostui tietomallin laaduntarkastuksesta sekä määrälaskennasta kohdeyrityksen järjestelmän avulla. Laaduntarkastus suoritettiin yleisesti kirjallisuudessa määrälaskentaa varten annettujen vaatimuksien sekä järjestelmän asettamien vaatimuksien laajuudessa. Määrälaskenta suoritettiin tutkimustyön ohella järjestelmään rakennetuilla toiminnoilla tutkimusrajauksen mukaisiin rakennusosiin. Prosessin testauksen tuloksien perusteella voidaan todeta järjestelmässä esiintyvien kehityskohteiden vastaavan kirjallisuudessakin esitettyjä ongelmakohtia tietomalliprosessien tiedonsiirron rajapinnoissa ja tietosisällössä. Testituloksien perusteella tietomalliprosessi voidaan ottaa testikäyttöön kohdeyrityksen tietomallihankkeissa. Määrälaskennasta saatujen tuloksien perusteella tulee järjestelmän luotettavuutta kehittää ennen varsinaista hyödyntämistä todellisessa rakennusprojektissa. Tietomallien toimivuus on vahvasti riippuvainen tietomallien laadusta, mikä asettaa vaatimuksen suunnittelijoiden täsmällisempään ja johdonmukaisempaan suunnitteluun yleisien tietomallivaatimuksien mukaisesti.

The goal of this Master’s thesis was to study the quantity take off process (QTO) of building information model (BIM) from the viewpoint of the building contractor. Use of BIM in the construction process has been fast-growing trend in the construction industry in recent years, since the studies have proven that the use of BIM in the project will intensify the processes and improve the flow of information through the project. BIM is also recognized to support the LEAN concept, which aims to improve the construction processes. The QTO is repeated oftentimes during the project by different parties. BIM-based QTO improve the process due to the traceability of the calculation, which reduces the need of repeating QTO, since previous results can be traced. In this thesis the QTO-process of 5D-project management system acquired by the subscriber company of the Master's thesis is researched and developed. The goal was to identify the process areas which can be developed to improve the use of BIM-based QTO. The study examined design-bid-build contracting method in which the BIM is produced by an external party (owner), and contractor has have no influence on the design phase of the model. Thesis consists of the literature review of BIM-based projects and QTO, development and testing of BIM-based QTOprocess, and the analysis of the results of QTO-process. The QTO-process was tested with both architectural and structural model of two different construction project. The QTO-process was developed based on the literature review and the requirements set by 5D- project management system. The process consists of checking the quality of the data in the BIM and the QTO-process by using the system. Quality inspection is carried out based on the studies found in the literature review, as well as the requirements set by the system. Quantity take-off was limited to cover the construction elements determined in the focus of research. QTO was made with the functions built in the system. As a results of this research it can be stated that the identified problem areas in the process can be found in the literature review of the BIM process data interfaces and data content. On the basis of the research results, the BIM process could be used for testing in the BIM-projects. Due to the amount of ambiguities in results of QTO, the reliability of the process should be developed before implementing it in a real construction project. Functionality of BIM in the QTO-process is essentially dependent on the quality of data in the BIM, which establish the requirement for designers to produce more precise and more consistent models in accordance with the BIM guidelines generally applicable for design.
