Abstract
Vayal is a rural village in the Raigad district in Mumbai Metropolitan area. Plans for a new airport are causing a rise in land value in Vayal and among other villages of Raigad district. Land development by the City and Industrial Development Corporation (CIDCO) are turning Vayal into a desirable area for housing developments. The subject of this Master’s thesis resulted from a collaboration with an Indian construction company URC (United Realty and Construction Ltd.). The commission was for designs of an apartment block and two types of detached houses on a lot in Vayal. The thesis is a town plan that includes these designs and forms a larger urban development around them. The plan strives to create a framework for socially sustainable and equal living and a climate responsive design. The thesis report is structured in two sections of which the first introduces the general location of the planning site, the socio-economic and land development prospects in Mumbai metropolitan area and their effects to Vayal. The section then takes a look to Mumbai’s suburban developments after the end of colonial rule, and the planning and realising of Navi Mumbai. The first part also includes analysis of existing climate conditions, networks of traffic and transportation, demography, services and work prospects, vegetation and topography and finally presents goals for the design in regional and local scale. The second part of the thesis consists of the features that have affected the project’s architectural form. The section describes the project’s climate design strategies and lists three elements of traditional Indian architecture that have been in focus of the design: the Jali screen, courtyard house and Vaastu Shastra an ‘ancient knowledge of architecture’. The second part then focuses on the elements of the design, and shows details for a part of the housing designs. This Master’s thesis results in a town plan for an urban village with a floor area of approximately 169 000 m2. The area has a school for 200 students, a marketplace for the local producers to sell their produce and possibilities to host small businesses and shops among the housing structures. The plan is inspired by village typologies, provides a variety of apartment types for different social groups and public spaces that are designed for the pedestrian scale.

Vayal on maalaiskylä Raigadin seudulla, Mumbain metropolialueella. Uusi lentokenttä ja sen mukanaan tuomat seudun kehittämissuunnitelmat CIDCO:n (City and Industrial Development Corporation) toimesta ovat johtaneet maan arvon nousuun Vayalissa ja Raigadin ympäristön kylissä. Vayalista on tämän vuoksi tullut houkutteleva alue asuntorakentamiselle. Tämä diplomityö sai alkunsa URC:n (United Realty and Construction Ltd.), intialaisen rakennusyrityksen tilaamasta suunnittelutyöstä. Tilaus käsitti asuinkorttelin ja kahden omakotitalon suunnitelmat Vayalin alueelle. Diplomityö liittää em. suunnitelmat osaksi laajempaa kaupunkisuunnitelmaa. Työn lähtökohtana on luoda puitteet sosiaalisesti kestävälle ja tasa-arvoiselle elämälle, noudatten “ilmastoherkkiä” suunnittelustrategioita (Climate Responsive Design). Diplomityön selostus rakentuu kahdesta osasta, joista ensimmäinen esittelee yleisesti suunnittelualueen sijainnin, sekä sen yhteiskunnallis-taloudellisen aseman Raigadin ja Mumbain metropolialueen kehityssuunnitelmiin nähden. Ensimmäinen osa tutkii Mumbain lähiökehityksen historiaa siirtomaavallan jälkeen, sekä Navi Mumbain kaupungin suunnitelmaa ja toteutusta. Ensimmäinen osa käsittää myös analyysin suunnitelmaalueen ilmasto-olosuhteista, liikenneverkostoista, väestörakenteesta, palveluista ja työn mahdollisuuksista, kasvillisuudesta ja topografiasta, sekä esittelee lopuksi suunnitelman tavoitteita seudullisessa ja paikallisessa mittakaavassa. Diplomityön toinen osa käsittää ne ominaisuudet, jotka ovat vaikuttaneet suunnitelman rakennusten muotoon. Alkaen paikallisten ilmasto- ja mikroilmasto-olojen luomista suunnitelmastrategioista, toinen osa sitten käsittelee kolmea perinteisen arkkitehtuurin elementtiä, Jali- seinäkkeitä, pihataloja, sekä Vaastu Shastraa - muinaista intialaista “arkkitehtuurioppia”. Tämän jälkeen toinen osa keskittyy työn arkkitehtuuriin ja näyttää yksityiskohtia suunnitelman eri osa-alueista. Diplomityön suunnitelmaosuus on kaupunkikyläsuunnitelma, joka käsittää yhteenlaskettuna noin 169 000 k-m2. Alueelle sijoittuu koulu 150-200 oppilaalle, kauppatori paikallisten viljelijöiden tuotteille, sekä mahdollisuuksia pienen mittakaavan liiketoiminnalle asuinkortteleiden maantasokerroksissa. Suunnitelma on saanut inspiraationsa kylätypologioista, sisältää monipuolisen valikoiman erikokoisia asuntoja edesauttaen monimuotoisen sosiaalisen rakenteen rakentumista ja tarjoaa julkisia tiloja, jotka on suunniteltu jalankulkijan mittakaavaan.
