Tiivistelmä
Nykyiset energiankulutuksen sekä päästöjen vähennystavoitteet velvoittavat tuottamaan kiinteistöjen lämmityksen ja jäähdytyksen mahdollisemman energiatehokkaasti ja mahdollisimman paljon uusiutuvia energialähteitä hyödyntäen. Rakennusten energiatehokkuuden parantaminen, ihmisten vaatimustaso sisäilmaolosuhteille sekä ilmastonmuutos ovat lisänneet rakennusten jäähdytystarvetta. Kiinteistöjen jäähdytyksen kysyntä on viime aikoina lisääntynyt myös Lahdessa etenkin uudisrakennuskohteissa.
Tämän diplomityön tavoitteena oli tarkastella eri lämmityksen- ja jäähdytyksen tuotantovaihtoehtoja asuinkerrostalopainotteiselle, osittain teoreettiselle tulevaisuuden uudisalueelle energiayhtiön näkökulmasta. Työssä kartoitettiin tarkasteltavalla alueella olevia potentiaalisia lämmönlähteitä ja arvioitiin niiden hyödynnettävyyttä lämmityksen- ja jäähdytyksen tuotannossa. Työssä selvitettiin myös, miten kannattavaa liiketoimintaa CHC-lämpöpumpulla tuotettu jäähdytys on energiayhtiölle tarkastellulla asuinalueella.
Kaukojäähdytysjärjestelmän investointien kannattavuuteen vaikuttaa muun muassa kaukojäähdytysverkoston koko, lämpöpumppulaitoksen sähköveroluokka sekä pohjaveden hyödynnettävyys. Työssä tarkasteltavalla alueella nykyisillä sähkön hinnoilla kaukolämpöön lauhduttavaa CHC-laitosta voidaan pitää Lahti Energialle kannattavimpana ratkaisuna. Sähköveron muuttuessa veroluokkaan II, pohjavettä hyödyntävä CHC-lämpöpumppulaitos on Lahti Energialle kannattavin investointi. Jäähdytyksen sivutuotteena syntyvästä lämmöstä saadaan eniten kaupallista arvoa, jos alueen kiinteistöt ovat liitetty alueelliseen matalalämpöisempään kaukolämpöverkkoon. The current targets for reducing energy consumption and emissions oblige to produce heating and cooling of buildings as energy-efficiently as possible and using renewable energy sources. Improving the energy efficiency of buildings, climate change and the level of people's requirements for indoor air conditions have increased the need for cooling of buildings. Demand for property cooling has also increased recently in Lahti, especially in new construction projects.
The aim of this thesis was to look at different heating and cooling production options for a new residential area from an energy company perspective. The study examined the potential energy sources in the area under consideration and assessed their usability in heating and cooling production. In addition, the study examined the factors affecting the profitability of district cooling with a CHC heat pump.
The profitability of investments in a district cooling system is affected by the size of the district cooling network, the electricity tax class of the heat pump plant and the utilization of groundwater. The CHC heat pump, which condenses heat into the district heating network, is the most profitable investment for Lahti Energia at current electricity prices. If the electricity tax changes to tax class II, the CHC heat pump plant using groundwater will be the most profitable investment for Lahti Energia. The highest commercial value of the thermal energy generated as a by-product of district cooling is obtained if the buildings in the area are connected to a regional lower-temperature district heating network.
