Tiivistelmä
Perinteisen käsityksen mukaisesti kunnossapito on nähty vikojen korjaamisena. Nykyaikaisen käsityksen mukaan kunnossapito on integroitu osa yrityksen toimintaa sekä tuotanto-omaisuuden hallintaa. Kunnossapito vaikuttaa tuotannon tehokkuuteen sekä laatuun, ja siten toimintona vaikuttaa yrityksen kilpailukykyyn muutenkin kuin ainoastaan kustannuksena.
Tämän työn tarkoituksena on kehittää kunnossapitotoiminnan ohjaamista keskittyen uuden kunnossapitojärjestelmän mahdollistamiin toimintatapoihin. Nykyisten toimintamallien toimivuutta tarkastellaan nykytila-analyysillä ja kirjallisuustutkimusta hyödyntäen pyritään löytämään parhaat käytännöt kunnossapidon toiminnan ohjaukseen ja tiedonhallintaan.
Työn tuloksena käyttöönotettiin kunnossapitojärjestelmä, jota hyödyntäen voidaan uusilla toimintamalleilla korjata toiminnassa havaitut haasteet. Järjestelmän sekä kehitetyn mittariston avulla saadaan toiminnasta esille tietoa, joka ei ollut aikaisemmin kerättävissä eikä välttämättä edes tiedossa. Saadun tiedon avulla kyetään kehittämään kunnossapitotoimintaa merkittävästi. According to the traditional view maintenance has been seen as a correction of defects. According to the modern understanding maintenance is an integrated part of the company's operations and the management of production assets. Maintenance affects the efficiency and quality of production, and thus, as a function, affects the company's competitiveness more than just as an expense.
The aim of this thesis is to develop the management of maintenance activities by focusing on the operating processes made possible by the new computerized maintenance management system. The functionality of the current operating models and processes is examined with an analysis of the current state and literature review is used to find the best practices for management of the maintenance operations.
As a result of the study a new computerized maintenance management system was implemented. Utilizing the new computerized maintenance management system challenges identified in operations can be corrected with new operating models and processes. With the help of the system and the developed key performance indicators, previously unknown information about the operation is presented and collectable. The information obtained will enable and aid development of maintenance operations significantly.
