Tiivistelmä
Tämä kanditutkielma käsittelee euriborkoron ja asuntojen hintojen suhdetta Suomessa vuosina 1990-2018. Tutkielman tavoitteena on selvittää, onko euriborin ja asuntojen hintojen välillä tilastollista riippuvuutta. Tämän lisäksi tutkielmassa selvitetään, mitkä muut tekijät vaikuttavat asuntojen hintoihin. Tutkimusalue on rajattu Suomeen, jonka lisäksi erotettiin pääkaupunkiseutu sekä muu Suomi. Tutkimusajankohdaksi valittiin vuodet 1990-2018, sillä niiden väliin on mahtunut useita talouden ja korkotason muutoksia.
Tutkimus tehtiin hyödyntämällä tilastollisia menetelmiä. Korkotason ja asuntojen hintojen välistä riippuvuutta tutkittiin indeksivertailun sekä korrelaatiokertoimien laskemisen avulla. Indeksivertailussa huomattiin, että korkotason noustessa asuntojen hinnat pääasiassa laskivat, ja päinvastoin. Tämä vaikutus ei kuitenkaan ollut koko ajan huomattavissa. Korkotaso on ollut laskussa jo useita vuosia, mutta muualla Suomessa asuntojen hinnat eivät ole nousseet. Laskemalla korrelaatiokerroin saatiin kuitenkin selville, että muuttujien välillä on tilastollinen riippuvuus. Sekä pääkaupunkiseudun että muun Suomen asuntojen hintojen ja korkotason välillä on negatiivinen korrelaatio. Tämä vahvisti sen, että korkotaso ja asuntojen hinnat ovat liikkuneet pääasiassa eri suuntiin tutkitulla aikavälillä. Lisäksi tutkielmassa selvitettiin, että korkojen lisäksi esimerkiksi talouden vaihtelut sekä asunnon sijainti ja kunto vaikuttavat asuntojen hintoihin. This bachelor’s thesis covers the Euribor’s effects on house prices in Finland between 1990 and 2018. The purpose of the thesis is to research if there is a statistical correlation between Euribor and house prices. Additionally, the thesis explores other factors that affect house prices. Research area is defined to be the whole country of Finland divided into two parts – the capital area and the rest of Finland. Time period for analysis was selected as in between 1990 and 2018 since there have been many changes in economy and interest rates in that period.
The research was done utilizing statistical methods. Correlation between interest level and house prices was investigated by both index comparison and computing correlation ratios. While comparing indexes there was found an inverse dependency between interest levels and house prices. While interest level rose, most of the time house prices went down – and vice versa. Regardless that the interest rate has been going down for several years, house prices outside the capital area haven’t risen. However, by calculating the correlation coefficient, it was found that there is a statistical dependency between the variables. There is a negative correlation between housing prices and interest rate both in the capital area and outside of it. This confirmed that interest rate and house prices are moving mainly in different directions. In addition, the study explained that besides interest rate the house prices are also affected by other variables such as fluctuations in the economy, and the location and condition of dwellings have an impact on housing prices.
