Tiivistelmä
Yksi viime vuosikymmenien suurimmista muutoksista julkisten osakeyhtiöiden tilinpäätöskäytännöissä on ollut käyvän arvon mallin käytön lisääntyminen. Siirtyminen hankintamenomallin käytöstä käyvän arvon mallin käyttöön on tuonut mukanaan suuria muutoksia ja herättänyt paljon keskustelua ja ristiriitaisia mielipiteitä. Tuorein askel käyvän arvon mallin käytön kehityksessä oli IFRS 13 -standardin voimaantulo vuoden 2013 alusta alkaen. IFRS 13 standardi Käyvän arvon määrittäminen muun muassa loi yhtenäisen viitekehyksen käyvän arvon määrittämiselle ja lisäsi liitetietovaatimuksia. Tämän tutkielman tavoitteena on tutkia, millaisia vaikutuksia IFRS 13 -standardilla oli sijoituskiinteistöjen käyvän arvon arvorelevanssiin. Arvorelevanssilla tarkoitetaan tilinpäätösinformaation ja osakemarkkinoiden välistä yhteyttä. IFRS 13 -standardin voimaantulon vaikutuksia ei ole aiemmin juurikaan tutkittu, joten tutkielma tuo uutta tietoa käyvän arvon mallin käytön kehityksestä sekä sen hyödyllisyydestä.
Tutkielma on luonteeltaan tilastollinen eli kvantitatiivinen tutkimus. Tutkimusmenetelminä käytetään lineaarista regressioanalyysia ja paneeliregressioanalyysia. Tutkielman empiirinen aineisto koostuu 11 Euroopan maassa toimivasta kiinteistötoimialan yrityksistä. Yhteensä yrityksiä aineistoon valikoitui 98. Ajanjaksona tutkielmassa on vuodet 2010-2015. Regressioanalyysien avulla pyritään selvittämään, ovatko sijoituskiinteistöjen taseessa esitetyt käyvät arvot ja niissä tapahtuneet realisoitumattomat muutokset yhteydessä osakemarkkinoihin.
Tutkielman tulokset osoittavat, että sijoituskiinteistöjen taseessa esitetyt käyvät arvot sekä niissä tapahtuneet realisoitumattomat muutokset ovat yhteydessä osakemarkkinoihin. IFRS 13 -standardin voimaantulo paransi tulosten mukaan hieman sijoituskiinteistöjen taseessa esitettyjen käypien arvojen arvorelevanssia. Arvorelevanssin parantumista saattaa selittää informaation läpinäkyvyyden ja vertailtavuuden parantuminen uuden standardin myötä. Sijoituskiinteistöjen käyvissä arvoissa tapahtuneiden muutosten osalta tulokset osoittavat, että niiden arvorelevanssi pysyi muuttumattomana tai heikentyi. Tätä kehitystä saattaa selittää se, että IFRS-standardien lähestymistapa on vahvasti tasepainotteinen. During the last decades, one of the largest changes in the financial reporting practices of publicly traded companies has been the increase in the use of fair value measurement. The transition from the use of the cost model to the use of the fair value model has attracted much debate and conflicting opinions. The latest step in the evolution of the fair value paradigm was the release of the standard IFRS 13 Fair Value Measurement. IFRS 13 applies to annual periods beginning on or after 1 January 2013. The new standard provides a single framework for measuring fair value and requires disclosures about fair value measurement. The goal of this thesis is to investigate what kind of impacts did the adoption of IFRS 13 have on the value relevance of the fair values of investment properties. Value relevance can be defined as the association between accounting numbers and equity market values. There is little research concerning the impact of the adoption of IFRS 13 standard. Thus, this thesis brings out new information regarding the development of the fair value model and its usefulness.
This thesis is based on the quantitative research method. Linear regression analysis and panel regression analysis are used as research methods. The empirical data of the thesis consists of companies from 11 European countries functioning in the real estate sector. In total, 98 companies were selected to the empirical data. This study covers the years 2010-2015. By using the regression analysis methods this thesis attempts to find out whether the fair values of investment property and the changes in these values are associated with the equity market.
The findings of this thesis indicate that the fair values of investment properties and the changes in these values are associated with the equity market. The adoption of IFRS 13 had a slight positive impact on the value relevance of the fair values of investment properties. The increase in their value relevance can be explained by increased information transparency and comparability due to the new standard. The value relevance of the changes in the fair values of investment properties remained the same or declined. IFRS standards are strongly balance sheet-oriented and this could explain the decrease in the value relevance of income sheet figures.
